Why You Should Always Use a ‘Local’ Real Estate Expert


– Hey everybody, it’s Jeff Thibodeau with Redline Properties. I’m a real estate broker
and co-owner of the company and I’m actually out with
one of my amazing agents, Kim Bailey-Brown. We’re in Burford talking
about why it’s so important to use a local real estate
expert wherever you live when it comes time to sell your home. (upbeat music) Hey everybody it’s Jeff Thibodeau
with Redline Properties. I’m a real estate broker
and co-owner of the company. And I’m actually out with
one of my amazing agents, Kim Bailey-Brown. We’re in Burford today talking
about why it’s so important to use a local real estate
expert wherever you live when it comes time to sell your home. It all is so important because we know downtown Toronto is
different than Brantford, is different than Burford, is
different than buying a farm and it really takes that
local marketing knowledge to understand what even
the buyers who are moving to Burford want. I know this town in particular, I’ve seen, it used to be a town you
were born and raised here. But there’s this new influx of people, moving and calling Burford home, right? – Yeah, there is, there is, that I don’t even know and
I’ve lived here all my life. – Right, so how do you help someone who’s new to the community buy
one of your listings, right? They call you up, they say, not only are they
interested in your house, but it’s their first time
even coming into Burford. – I have sold a lot of
property actually in Burford, Jeff, where they come to me
and they buy a house in Burford because I love my community so much. And I can tell them about the soccer clubs and the schools and the hockey and where to buy your best
pie for Thanksgiving. – Having that local knowledge,
just really makes the whole listing and marketing
experience so much more robust. The person’s like plugged
in to the community. If you’re thinking about selling your home and you’re considering someone
you know is in your town or community or someone who
may be from an hour away. What kind of advantage is
there to using someone who is local to your market place? – I can service them, first of all. So if I do get a sign call
and they wanna see the house and they can only see it that night, I’m right here, I’m right
there, I can go and show it. – I think about how many times
even when you have a listing in your own town, you just
like, drive by it every day, to check on it, right? But if you weren’t living in the city, you might just wait for a problem or a phone call.
– Right, yeah, yeah. – In every hyper-local real estate market, like it’s one thing to
look at the averages or the price per square foot, but it’s another thing
to know why two houses are priced differently. How do you make sense of an entire community’s real estate market and the nuances from
one street to the next, one neighborhood to the next? – Well (laughs) I probably
know that from growing up in this little community. I could probably tell you what street is, maybe they’re
a little bit more active at night, and what street
is a little more active through the day, I could
probably tell you all that. I’ve probably been in every
house in this community, so if anyone needs help
with pricing, I got it. – Yeah it’s so key, and whether you’re in your own hometown, or whatever, wherever
you’re watching this from, I mean we put these videos
out on YouTube and Facebook, so who knows? The people could be
watching these anywhere. I think it’s incredibly important that no matter where you live, you hire someone who’s
local to your community when it comes time to
a real estate decision because it is such a local issue. Wouldn’t you agree?
– Yes, agree 100%. – Okay well if you are
